  • SUPERINTENDENT

    Position Purpose & Focus

    The Superintendent will be manager for all onsite activities, including coordinating subcontractors, material and equipment deliveries, project drawings and specifications being followed, and monitoring/enforcing all landlord regulations that govern the site. Responsible for building to client specifications and work is proceeding on schedule and within budget. Superintendent shall be responsible for scheduling, inspections, quality control, responsibility of RFI and job site safety.

    Essential Duties & Responsibilities

    • Responsible for on-site coordination including organizing and scheduling all phases of onsite activities to ensure that projects are completed on-time.

    • Review all construction sites and investigate any issues of safety, health, unfavorable working conditions, quality of work or budget-related concerns, and correct accordingly.

    • Inspect work in progress to ensure that work conforms to specifications and that construction schedules are adhered to.

    • Confer with supervisory and engineering personnel, as well as inspectors and suppliers of tools and materials, to resolve construction problems and improve construction methods.

    • Interact with all stake holders including owners, representative, architects, engineers and/or AHCC direct staff to coordinate all elements of the work and in a proactive manner.

    • Create and maintain positive relationships with workers, customers, suppliers, vendors, and subcontractors.

    • Maintain records of all submittals and/or approvals in organized binder for the job site.

    • Create and maintain RFI Process

    • Keep up to date working copy of project drawings and must be maintained on a daily basis.

    • Write and maintain complete and accurate daily log of activities on the jobsite and complete daily report.

    • Maintain and keep accurate daily sign-in sheet.

    • Conduct and maintain attendance of weekly safety meetings, and topics to be provided by AHCC office.

    • Ensure all team members on the jobsite have been trained on the tools and processes necessary to perform their jobs effectively and safely.

    • Provide high level management of safety, quality, risk, and compliance for the project and team members.

    • Seek opportunities to improve processes and procedures.

    Qualifications

    • 5+ years of experience in a construction-related field

    • Valid Driver’s License

    • Reliable transportation to travel to worksites daily

    • Ability to read plans and all relevant details

    • OSHA 30 Training certificate

    • Ability to sketch construction details

    • Computer literate

  • PROJECT MANAGER

    Position Purpose & Focus

    The Project Manager bids, manages, maintains, and oversees all aspects of a construction project from start to finish. Responsible for developing project budgets, organization, scheduling, budgeting and final implementation. Negotiates contracts/bids to acquire necessary resources to ensure projects are completed and align with AHCC high quality standards.

    Essential Duties & Responsibilities

    • Manages frequent and consistent communication with field superintendents regarding schedule and job progress, as well as relief of superintendents from time to time.

    • Ongoing communication and maintain positive relationships with vendors, sub- contractors, suppliers, project team and clients regarding schedule, scope changes and related costs.

    • Responsible for meeting all schedule and budget deadlines, and updating team with key milestone dates, and forecasting daily, weekly and monthly targets.

    • Visit job sites to ensure project is running on schedule and successfully.

    • In conjunction with the project engineer creates and distributes an accurate weekly construction report to all stakeholders timely.

    • Prepare all subcontracts with a detailed and clear description of project inclusions/exclusion and scope of work.

    • Review and oversight of RFI process.

    • Create outgoing correspondence with clients and subcontractors to ensure accuracy and quality of work exceeds AHCC standards.

    • Responsible for acquisition of required construction permits all required construction permits and/or plan approvals.

    • In conjunction with project engineer or assistant project manager manage complete submittal process including review for accuracy, submission to client, and return of designed professional's response to respective vendor.

    • Thoroughly review contract drawings and have a complete working knowledge of AHCC scope.

    • Review Project Engineer’s or Assistant Project Manager’s work.

    • Implements change management routines to assess change requests, make recommendations, secure client approvals, and submit all change order requests in a continual and timely manner.

    • Assesses change requests to determine impacts to scope, budget, drafting, creating managing in project schedule.

    • Responsible for entire project close out process and documentation.

    • Well versed in the Company’s safety program procedures and policies and ensure all

    OSHA regulations are observed and followed.

    • Provide support to field staff as needed.

    Qualifications

    • 5+ years of experience in construction/related field

    • Previous experience in a project management role with the ability to simultaneously execute multiple projects

    • Proficient in construction software • Computer literate

    • Ability to read plans and all related details

    Education

    • Bachelor’s degree preferred (preferably in Construction Management or Project

    Management), or equivalent combination of education and years of related experience.

  • ASSISTANT PROJECT MANAGER

    Position Purpose & Focus

    The Assistant Project Manager is responsible for assisting Project Manager(s) in directing the activities of a project to ensure cost, schedule, document control and quality standards are met. Assistant Project Manager must have an eye for detail and a go-getter personality, ready to help synchronize all the project elements and make them operate successfully. Develop managerial skills working with senior managers in order to grow in to a full Project Management position, including to take on any/all task in the quest to learn all he/she can about construction and our business. Work with Project Managers on large scale projects as a secondary project management resource and learning opportunity, while also directing and managing personally smaller scale/size projects.

    Essential Duties & Responsibilities

    • Collaborates with Project Managers with new jobs being bid, review plans, bids, proposals, and help to prepare final pricing for new projects.

    • Work with all project team members to gather input and develop overall project schedules for all new jobs.

    • Manage and review all active construction jobs including ordering and maintaining proper materials for all jobs.

    • Create and distribute complete and accurate weekly construction reports with minimal oversight from senior level managers.

    • Contribute Bid development by generating bid and work with PM team.

    • Start- up projects by setting up projects in construction management software.

    • In conjunction with project manager manage complete submittal process including review for accuracy, submission to client, and return of design professional's response to respective vendor.

    • Timely and continual maintenance of change order reference log and supporting documents.

    • Independently manage small projects as directed by Project Manager.

    • Independently develop bid proposal for a small project as directed by Vice President.

    • May need to attend and supervise job sites in absence of Project Manager or Superintendent.

    • Obtain all necessary permits as requested by the Project Manager.

    • Health and Safety Administrator for all projects as required by client, and well versed in the company’s safety program procedures and policies.

    • Develop rapport and maintain relationships with subcontractor and clients.

    • Provide support/secondary supervision to field staff as needed.

    • Awareness and review of all project RFI.

    • Create/Prepare outgoing correspondence with clients and subcontractors to ensure accuracy and quality of work exceeds AHCC standards.

    • Research and preparation of change request to resolve design issues for approval

    Qualifications

    • Minimum 2-3 years working in Project Management as the assistant, administrator or coordinator

    • Computer Literate

    • Experience with construction software

    • Ability to read plans and all relevant details

    Education

    • Bachelor’s degree preferred (preferably in Construction Management or Project Management), or equivalent combination of education and years of related experience.
